To some, it is seen as another process to further complicate and slow down the home buying process. What can I expect during a home inspection?


A home inspector conducts a professional examination of the house, inspecting and testing major components in the home. This inspection provides valuable information that can protect the buyer from potentially costly repairs. Shortly after the inspection, a home inspector creates a detailed report that lists what the inspector inspected and what issues were found. Additionally, a home inspection report includes other more specific recommendations on what to do about these problems. For example, the inspector may report an issue with the electrical panel, they would then suggest having a professional electrician review and repair the panel. Or there might be other recommendations and guidance that provide first-time homebuyers needed education about home maintenance. For example, the report could include comments informing a buyer about gutter and downspout maintenance.

The home inspection and report equips the buyer to make an informed decision. Every home buyer is different, and some can handle more problems than others. To illustrate, the aforementioned electrical panel issue might not be a big deal if you’re a licensed electrician, however, a structural issue might be a big deal to that same electrician. If you are a first time home buyer, it is likely both of these issues would bother you. While the “fixer-up” is what some people are looking for, many want a home that is move-in ready. A home inspection can reveal problems that are present in a prospective home, helping you understand the true condition of your purchase. More than any other stage of the home buying process, the home inspection focuses on the needs of the buyer and the truth about the home.
